Golf & Real Estate in India!

You would be surprised, but there are more than 50 golf courses under construction in the whole of India. Most of them will be ready by 2013. Some of them are High-end full 18 holes golf courses and some are been built with a 9 hole concept.

However more that 70% of these golf courses are being built with a real estate package. To name a few are 'THE IMPERIAL' coming up in Ludhiana and 'RAKINDO' in Coimbatore. There are few coming up in the West of India between the Pune and Mumbai Highway. Then there are projects like M3M Golf estate which is building appartments around a 9 hole course in Gurgaon. But only 3 -4 projects are coming under the state governments which obviously will be rock bottom membership costs for the defence and bureaucrats and as always higher for the Corporates (I mean the civilians... :-) )

Interestingly, then there are also many projects in the NCR and West of India who associate with Golf in their advertising so as to give it a luxury touch. When contacted to know about the details on the Golf facilities, we are told, "There will be putting greens on the Roof tops" or "We are building a driving range".

Real Estate in India is trying to ride the LUXURY tag attached to Golf. But amazingly, most of the Builders think that the GOLFERS in India are NOT their target audiance. They intend to lure the NRI and the business class by giving the GOLF / Greenery enviornment to the whole facade. Obviously, at a much higher price tag.

Will this help grow the Game of Golf in India or will this Help keep the Real estate economy to continue running in this market of HIGH Rate of Interest for loans? .... :-)

    I was at the PGA show last week .... there was a company www.terraceatreunion.net .... they are selling ready to move in Condos of 1500 sqft ON THE GOLF course, in ORLANDO starting at Rs. 60 lacs. ... Looking at the US economy.... it is a great time to invest there... rgds.

    A very interesting point was raised at the INDIA GOLF FORUM yesterday. Golfers or people looking at purchasing property around / inside the golf course, obviously by paying a premium price should note the following carefully. An average 18 hole golf course costs Rs. 3-4 crores / annum to maintain (excluding the club facilities etc) .... You need to clearly check how are the new buyers being safe guarded if incase the builder leaves the entire project after selling all the real estate. Who and how will the golf course be maintained?... In Projects like the Tarudhan Valley, the project has a corpus of Rs.10 - 15 crore which in control of the Resident Association and the Builder, plus it is invested in such a way that the maintanance of the course is kept at HIGH quality.

    The IMPERIAL GOLF ESTATE in LUDHIANA seems exciting .... the Developers are the same who built ITC CLASSIC and TARUDHAN VALLEY and have great experience.... cost is also competitive.... Anyone done any home work on the M3M golf estate? .. please share.. Cheers

    Do you remember UNITECH GRANDE on the Noida Express Highway? ... it has now become UNITECH GOLF & COUNTRY CLUB ... (I noticed today morning) .... so apparently we now have two projects around a 9 hole golf course in Delhi NCR. M3M in Gurgaon and Unitech in Noida .... hmmm ... I would recommend Unitech due to the Builders experience and back ground .... But do you own evaluation ... However, if you are looking at a 18 holes course from your window, then there is only JP Project on the Noida express.

    Dinesh, Its high time the biggest Land owning agencies of the Country, the Central Govt. State Govt.s, railways & other Maharatna's Public Sector Companies and the Army, Air Force, CRPF, BSF, ITBP all start to make Golf Courses on the huge land tracts that they have. Encroachments on Public Lands will be saved. Cities will be given massive green lungs and the Citizens will have better recreational facilities. The image of Golf being an elitistgame will be removed from the mindsets of the general public. An eye opener for you all. Many years ago I was playing Golf at Qutab Golf Course at Lado Sarai. Can you guess who was my golfing companion for the that day? A DTC Bus DRIVER.! Can you now call the game elitist. He had a great game & had been playing for the last 10 years then! Question is if we have more Public Courses, Golf game will become more affordable and within the reach of common man. Look at the wealth of talent we have on the Indian Pro Circuit who come from a very hunble background and have made it big. Ashok Kumar, SSP Chowrasia, Mukesh Kumar, Vinod Kumar, Vijay Kumar, Rohtash Kumar, Muiniyappa Chikka, . The list is endless! Look at the numberwe can promote and no hassles of favouritism from a selection board.
